Editor HelpFull Text

With the Editor 2008.03-1125.20 how can I do the following:

I wish to have helpfull text in the Editor on load, lets say "Please remember to upload your files...". When the user types in the Editor or the Editor get focus the HelpFull text will be removed. I saw there is a Set_HTML method clientside, but what event should I use to get this functionality, and how do I control that this event is not firing more than once?.
