Custom Borders on RadPanel

I am trying to define a border only on the left, bottom, and right of a panel and the settings do not seem to stick.  I have set the top border width to 0 and it is still there.

The setting of 4-borders on the border style was required it seems, this contradicts another control that had a tooltip that "single border" needed to be selected for the individual border options to be used?  i dont remember which control i had seen this on and that's what was my hangup...
